Move-Out Procedure in Japan

1. Check your contract & submit a move-out notice

First, please review your rental contract to confirm how much advance notice is required before moving out.

• In most cases, the notice period is 1–2 months

• The notice must usually be submitted in writing or via an online form

• Phone calls are generally not accepted as an official notice

• If notice must be sent by mail, please allow enough time for delivery

⚠️ Submitting the notice late may result in extra rent charges, so timing is important.

2. Cancel utilities (electricity, water, and gas)

You should apply to stop your utilities within one month before your move-out date.

• Applications can usually be made online or by phone

• If you are moving to another address in Japan, you may be able to transfer the services instead of canceling them

3. Move-out inspection & key return

After submitting your move-out notice, you will schedule a move-out inspection with the management company.

Before the inspection:

• The apartment must be completely emptied

• Please leave the room clean and tidy to help ensure a smooth inspection

On the inspection day:

• Keys are returned to the management company

• If any repair or restoration costs apply, the management company will provide payment details

• If a security deposit is to be refunded, it will be returned to the tenant’s bank account or another designated account
