When renting a property in Japan, you may notice that the initial move-in cost sometimes includes two or even three months of rent paid in advance.
At first, this can feel
confusing—but it is actually a very common and reasonable practice.
1. Different cases: 2
months vs 3 months rent
In most cases:
- You will pay the current month’s rent (prorated by days)
- Plus the next full month’s rent
This means about
2 months of rent upfront
However, in some
cases—especially for overseas
screening (海外審査 / non-resident applicants)—
management companies may require:
Up to 3 months
of rent in advance
This is also completely
normal in Japan.
2. The real reason:
Payment system setup takes time
The key reason behind
this system is: It takes time to set up automatic rent payment in Japan.
For overseas
applicants (not yet in Japan):
- After arriving in Japan, you usually apply for a bank account
such as JP Bank (ゆうちょ銀行)
→ This process takes about 2 weeks to 1 month - After receiving your bank card, you need to:
- Register it with the guarantor company (保証会社)
- Set up automatic rent
withdrawal (口座引き落とし)
→ This takes another ~1 month
Total setup time: about 1.5 to 2 months
For residents already
in Japan:
Even if you already live in Japan:
- Bank account registration
- Automatic withdrawal setup
Still takes over 1 month
3. Why landlords
require advance rent
Because of this delay,
landlords and management companies want to ensure:
The first
automatic rent payment will not fail
So they collect:
- 2 months (standard case)
- or 3 months (overseas screening case)
in advance to cover the gap period before auto-payment starts.
