1. Guarantor Companies Have Replaced Personal Guarantors
Today, most rental properties in Japan use guarantor companies instead of requiring a Japanese individual guarantor.
A guarantor company functions as a financial backup:
If the tenant fails to pay rent, the guarantor company temporarily pays the landlord
The tenant is then required to reimburse the guarantor company
Because of this system, landlords generally no longer require a Japanese personal guarantor.

3. Guarantor Company Fees
Using a guarantor company comes with a cost.
Typical fees include:
Initial fee: 50% to 100% of one month’s rent
Additional fees (depending on the company):
Annual renewal fee
Monthly guarantee service fee
These fees are standard in Japan and apply to both Japanese and foreign tenants.
4. Emergency Contact Requirement
Even though a personal guarantor is usually not required, most properties still ask for an emergency contact.
This contact is used for:
Situations where the tenant cannot be reached
Basic communication and confirmation purposes
Importantly, the emergency contact typically does not bear legal responsibility for the lease.
