One thing that often surprises people when renting in Japan is that most apartments come with a 2-year contract.

Unlike some countries, month-to-month leases are very rare in Japan.


This does not mean that you must stay for two full years.

It simply means that the contract is structured as a two-year agreement.



The Two Main Types of Rental Contracts in Japan


In Japan, there are two common types of rental contracts:


1. Standard Lease (Ordinary Lease)


This is the most common type, especially in major cities like Tokyo, Yokohama, and Osaka.

  • The contract period is usually 2 years

  • The tenant can renew the contract if they wish

  • As long as there is no serious issue, landlords generally cannot refuse renewal

  • Many properties use automatic renewal, meaning the contract continues unless you give notice

Over 90% of rental properties in major metropolitan areas use this type of contract.



2. Fixed-Term Lease


This type of contract has a fixed end date.

  • The contract automatically ends when the term finishes

  • There is no renewal, only the possibility of re-signing if the landlord agrees

  • These contracts are often used when the landlord plans to return to the property in the future

For long-term stability, most tenants prefer a standard lease.



Why Is a 2-Year Contract So Common?


Japanese law treats leases shorter than one year differently, which makes them inconvenient for landlords.
As a result, standard leases are rarely set for less than one year, and two years has become the practical norm.

From a lifestyle perspective, two years is also considered a reasonable balance.



Can You Move Out Before the Contract Ends?


Yes. Early termination is allowed in most cases.

Even with a two-year contract, you do not have to stay for the full two years.


In most standard leases:

  • You can cancel the contract at any time

  • You must give advance notice, usually 1–2 months

  • As long as proper notice is given, early termination is generally allowed



What About Early Termination Penalties?


In many cases, some contracts include:

  • A short-term penalty (for example, if you leave within 12 months, you will need to pay 1-2 months rent when leaving)

  • This is clearly written in the contract if it applies
